1. Do you build on our lot?
Yes, Don Belman Homes builds throughout Waukesha County and surrounding communities.

2. Do you have Lots available?
Don Belman Homes is also a land developers. We have several developments for sale in Waukesha County.  We also willing to discuss the purchase of your raw land for development.  Please feel free to call or email Belman Homes about our current projects.

3. Do you offer turn key models?
Belman Homes generally has 8 to 15 brand new homes for sale that are ready for immediate occupancy, which include finish driveways, decks, landscaping and white glove cleaning including the windows.

4. Where are your models?
Belman models are located in the City of Waukesha in the Deer Trails subdivision located off of Hwy 59 and Sunset Drive on Milky Way Rd.  Check our link to our current models for more information. Wisconsin Open Houses

5. Can we make changes or modifications to your plans?
Belman Homes can make custom changes to any of our floor plans. We have an in house architect to draw up plans and changes. We also include the cost of plan modifications or architectual revisions in our base price.

6. Do you custom build?
Belman Builders is a Wisconsin Custom home builder and will gladly help you build your dream home from the ground up. In order for you to do a custom home, our architect must draw the floor plan then we will work to get you a competitive price.

7. How many plans do you have?
Belman Homes currently offers over 50 floor plans and homes for sale.  There are always new plans and designs being developed. Not all plans our shown on our site so if you don’t see exactly what you are looking for let us know, it might already exist.

8. How are your homes constructed?
All Belman built homes are built by hand, on site. They are not prefabricated or factory built. We use 2×6 kiln dried lumber 16″ on center with an energy efficient 1″ foam and Tyveck house wrap.  Either 2×10 or engineered I-joists every 16″ on center for the floors depending on the home.  3/4″ O.S.B. is used on the floors. Our construction methods ensure a strong house. We even design the cabinets around the home and stain them on sight.

9. What’s the difference between mill made and pre-fab cabinets?
Mill made cabinets are sized specifically for your house. The house is measured, and the cabinets are built to the exact dimensions of your Belman home. This ensures proper fit and not the use of unattractive filler strips or gaps between your cabinetry. Pre-fab cabinets come in only so many sizes so they do not fit as well. You tend to have gaps between the individual cabinets. Mill made cabinets can also be custom sized so we can make room for your appliances. The other advantage to having mill made style cabinets is that the trim will match where as “box cabinets” are pre finished and you have to try to stain the trim pieces to match.  Since we job stain all of our woodwork, you can choose almost any stain color and look.  Plus, you get a tighter fit and finish on all the woodwork.  Take one look at a Belman model and you will see the difference right away.

10. Why does Don Belman Homes include so much in the base price?
The reason that Belman Homes include items such as painting and staining, carpeting, wood floors, tile flooring, central air, is due to our volume pricing. By including these necessary features on every house, we get the best prices from the contractor. They know that they have work every day of the week and their prices to us reflect that.  This way you don’t have to spend hours figuring out what is included in your home and what you might be missing.

11. How long have you been in business?
Don Belman Homes is celebrating our 29th aniversary of building Wisconsin homes this year. We have been assisting homeowners with Real Estate and developing land for close to 40 years.

12. How many homes do you build a year?
We generally build between 30 to 60 homes a year. We are a limited production builder and will cap off our construction to ensure we give the same amount of care and detail to each one of our homes.  We do not want to be the biggest builder in town. We want to build you the best home for your money, a home that you will be proud to say “my home is built by “Don Belman Homes”.

13. Do we get to pick the colors?
Absolutely! Because the home is custom built we offer a variety of options. We even have an in house color selection room we call the Belman Homes Dream Room and a interior designer on staff to assist you with these selections.  All included with your home.  We work with different species of wood, tile, stone, granite to create the “look” that you want.

14. What are your typical extras?
Generally Belman Homes customers do not have to make too many upgrades or changes.  Our up front all included pricing makes building your new home simple.  Simply add your lots and your site costs which we estimate for you and you are all set.  Our standard homes come with far more features than any builders in our price range. We do offer value packages which take our most popular options and group them together for additional savings. Our packages have been very popular with our customers.  We are proud to say that our allowances are well estimated and over 95% of our customers receive money back at closing.
